RENTAL CRITERIA


APPLICATION REQUIREMENTS



·          Verifiable, gross monthly income equal to three (3) times the monthly rent required



·          A minimum of six (6) months verifiable employment and rental history required



·          For self-employed applicants, last year’s tax return and bank statements for the last three (3) months is required



·          Applications are reviewed as a whole to include income, employment, rental history and credit worthiness – no minimum credit score is required



·          DECLINING FACTORS:  EVICTIONS, BROKEN LEASES, UNPAID RENTAL DEBTS, OPEN BANKRUPTCIES, EXCESSIVE DEROGATORY/COLLECTION ACCOUNTS, AND FELONIES (MISDEMEANORS ARE CONSIDERED CASE-BY-CASE)



·          Background checks to include credit, criminal and evictions are conducted of all applicants and occupants 18 years and older – NO EXCEPTIONS


·          All pets must be approved – see Pet Policy
