APPLICATION INSTRUCTIONS

ALL applicant communications and documents go through the Renter’s
Agent
·
STEP #1: E-mail the leasing
office the information below so we are aware of incoming applications:
- Agent’s contact info
- Applicant(s) name
- Property address
- Anticipated move-in date
- Applicant(s) pet info
·
STEP #2: Attach the
following documents to your e-mail:
- Completed TAR Application for each application 18 years and older
- Clear copy of applicant(s) current and valid photo ID – COPY AND PHOTO MUST BE LEGIBLE
- Clear copy of applicant(s) paystubs for the last 30-days (PDF format)
- If self-employed, copy of last year’s tax return and bank statements for the last three months
- Photo(s) of any and all pets
- All occupants and pets must be listed on TAR Application

STEP #3: An online link for
applicants to pay and authorize their secured background check(s) will be sent to
the Renter’s Agent upon receipt of all items listed in Step #2
·
Application fee is $42 per applicant ($84 for a couple) and non-refundable
– applications will not be considered without completing this process
·
Applications are processed Monday-Friday only; allow 24-48 hours
to process once all verification documents are received
·
Home may remain active until the application process is complete
and application approved
·
The security deposit must be received and leased signed by all
parties within 72-hours of application approval, otherwise, home goes back on
the market
·
Properties can only be held for up to 30 days from the time the application
is approved (move-in must commence within 30 days of application approval)
·
Properties are “non-smoking” and leased “AS IS”; pets accepted on
a case-by-case basis
·
Repair requests must be discussed and approved in writing PRIOR to
submitting application
